- The Work of this Contract includes all materials, tools, appliances and labor necessary to complete the work indicated on the drawings, described in specifications, drawings, fixture schedules and/or addenda or reasonably inferred.
- The project generally comprises the renovation of the gymnasium and associated spaces located within the Mount Allison University Athletic Centre at 50 York Street, Sackville, New Brunswick.
- The building was constructed in 1961 and is approximately 5,100 m2 (54,700 sf) in total floor area over three floors of program space and a sub-basement mechanical room. The building is of non-combustible construction, partially sprinklered. The building features a 25 meter swimming pool, a 1,085 m2 (11,675 sf) gymnasium, weight training room, changing facilities, team rooms, offices and other support spaces.
- The scope of this renovation is generally limited to the gymnasium portion of the building, including adjacent storage and mechanical spaces, the weight room and sub-basement. Although there will be a minor amount of work required in other areas in relation to replacing and/or installing new services from the sub-basement to the main renovation areas.
- The total renovation area is approximately 1,600 m2 (17,200 sf) spread over the rooms noted above.
- The project scope includes, but is not necessarily limited to:
- Demolition and removal from site of all finishes in, and mechanical and electrical equipment servicing, the gymnasium.
- Demolition of the sub-basement electrical room.
- Demolition work will involve hazardous materials abatement.
- Installation of new mechanical, HVAC and electrical systems supporting the gymnasium and weight room areas, replacement the electrical service entrance and some distribution equipment throughout the building.
- Air handling equipment (AHUs and condensers) have been pre-ordered by the University and will be turned over to this Contractor for pick-up, installation and commissioning.
- General coordination of the controls contractor (Siemens) who will be directly engaged by the University. Supply and installation of all conduit and low voltage wiring required for the complete controls contract package.
- Refer to mechanical drawings and specifications for a more detailed description of the HVAC scope.
- Extending the building’s partial sprinkler system to cover the gymnasium, adjacent storage and mechanical spaces, and the weight room.
- The supply and installation of new fire alarm components within the renovation area to interface with a new main panel to be installed by the University outside of this contract.
- Structural reinforcing of existing steel structure in the gymnasium roof.
- Replacement of interior glazing between the gymnasium and level 2 office area, and the cutting of a new opening for future interior glazing into the lobby.
- Vapor barrier, insulation and new wall finishes on the inside face of the exterior walls bounding the renovation area.
- The construction of new mechanical spaces, including plenums with exterior louvers.
- The supply and installation of a new anchored athletic hardwood flooring system, new ceiling-mounted basketball backboards and goals, and new scoreboards in the gymnasium.
- General finish repair and repainting of all areas affected by the renovations.
- Commissioning services related to the above mentioned scope of work.
